Is Airbnb Income Taxable?
Yes. Income from Airbnb (and other short-term letting platforms) is taxable in the UK. HMRC requires you to declare this income on your Self Assessment tax return unless it falls within specific allowances.
Since 2024, platforms like Airbnb are required to report UK host earnings directly to HMRC, so the tax authority knows exactly how much you have earned.
Which Allowance Applies?
Rent a Room Scheme (£7,500)
If you let a room in your main home while you continue to live there, the Rent a Room Scheme applies. You can earn up to £7,500 tax-free. This works for lodgers and Airbnb guests using a spare room.
Property Allowance (£1,000)
If you let an entire property (or a room in a property that is not your main home), the property allowance gives you £1,000 tax-free. If your income exceeds £1,000, you can either deduct the £1,000 allowance or claim actual expenses.
Neither Applies?
If your income exceeds the relevant allowance, you must register for Self Assessment, declare the income, and pay tax on the profit (income minus allowable expenses).

- Cleaning costs between guests
- Laundry and linen costs
- Platform fees (Airbnb's service fee)
- Insurance — specialist short-term let insurance
- Utilities — the proportion attributable to guests
- Furnishing replacement costs
- Photography for listings
- Repairs and maintenance
- Mortgage interest (20% tax credit under Section 24)
How to Report
- Register for Self Assessment with HMRC (if not already registered)
- Complete the property pages on your tax return
- Declare your total Airbnb income
- Deduct allowable expenses or the applicable allowance
- Pay tax on the profit
