What Is the Rent a Room Scheme?

The Rent a Room Scheme is a government initiative that allows you to earn up to £7,500 per year tax-free by letting out a furnished room (or rooms) in your main home. This applies whether you own or rent your home (with your landlord's permission).

How It Works

If your total room rental income is £7,500 or less per year, you do not need to report it to HMRC or pay any tax on it. It is completely tax-free.

If your income exceeds £7,500, you have two options:

  1. Use the Rent a Room allowance — pay tax only on the amount above £7,500 (but you cannot deduct expenses)
  2. Opt out — declare the full income and deduct actual expenses as a normal rental

Option 2 may be better if your expenses are high (for example, if you provide meals or have significant utility costs).

Key Conditions

  • The room must be in your main home (not a separate property)
  • The room must be furnished
  • If you share ownership with someone else, the £7,500 is halved to £3,750 each
  • You can let to a lodger, student, or professional
  • Short-term and long-term lets both qualify

What Counts as Income?

The £7,500 covers:

  • Rent payments
  • Payments for meals (if you provide them)
  • Payments for cleaning, laundry, or other services
  • Charges for use of furniture

What About Airbnb and Short-Term Lets?

The Rent a Room Scheme applies to short-term lets in your main home, including Airbnb. If you let a room (not the whole property) through Airbnb while you are living there, the income qualifies. If you let the entire property while you are away, it does not qualify for Rent a Room (but may qualify for the £1,000 property allowance).
